Orihuela Costa is a 17km coastline of Spain in the south of the Alicante province, between Torrevieja and Pilar de la Horadada towns. Despite its large area, this zone boasts a variety of resorts and is an extremely popular destination to buy property in Spain, among locals and foreigners. Property prices in Orihuela Costa

As of April 2021 the average property price in Orihuela Costa is €1860 per sq m. Despite the pandemic, over the past year the real estate price on the coast has risen by 0.5%. In general, prices vary considerably from 1500 to 3200 EUR per sq m. It depends on various factors: new or second-hand housing, distance to the beach, floor and elevator (in the case of apartments), the presence of a swimming pool, etc.

The first and foremost is Torrevieja, the nearest city. It better suits a quiet lifestyle. Torrevieja is a favorite place among retirees from the UK, Germany, Belgium and other European countries. It is a rather large city (around 330,000 citizens) with all the advantages of a modern European capital. The main airport of the coast is located in Alicante-Elche. This place is perfect for both investing in summer homes or buying a property for relocation. Alicante is divided into 9 neighbourhoods, and most of them can be considered for purchase.

If you are looking for more affordable options, Alicante has suburbs, where you can find privacy and tranquility, but also for cheaper price tags. In Gran Alacant and Arenales del Sol it is easy to find a variety of new constructions with property for sale within walking distance to the beach and with all the necessary infrastructure around. The most expensive luxury zone of Orihuela is Cabo Roig. It consists almost entirely of traditional Spanish and hi-tech villas from €500,000 and the average price per square metre of property there is €3150. There are not so many plots available for development, but there is another challenge: Cabo Roig is considered a strategic area, and in case you are going to buy a home there, you will need to get permission from the Ministry of Defence of Spain.

Other luxury zones are Campoamor and communities around it (€2170-€2800 per sq m), Punta Prima (€2320), which many consider a suburb of Torrevieja, and La Zenia (€2000), full of picturesque coves. La Zenia Boulevard, the largest and most popular shopping mall, is located there. It offers over 150 international stores with clothing and accessories. And of course Villamartin (€1865), a favourite place of golf players.

Yes, it is, because as we can see, even in spite of all the difficulties the Spanish housing market has maintained a high demand and is growing, even in times of pandemic. This is especially true for new builds. Buying a new home was already considered a better investment but now this trend has strengthened: in the coming years in Spain there may be a shortage of new homes due to cuts in building licences.
